The Custom Residential Build Process
Getting to Know Each Other
We begin by sitting down with you to get to know each other better and discuss the issues involved in the custom build process. We realize that this might be an entirely new experience for you, and we want to make sure you fully understand what is involved, and that any fears you may have are alleviated up front. In this first meeting, we also learn where you are at in your lot and plan selection process. If you have questions about financing, or need recommendations of preferred lenders, we are happy to provide this information as well. We are also happy to provide references for you.
Finding a Lot and Plan
If you have found a lot, we will visit the site so we can visualize the types of homes that will work best with your chosen space. We are happy to build a plan you have found on your own, or, we will work with you to design a plan that is best for you based on your needs and lifestyle. We will ask questions about your “Wish List” of features so we can get a better understanding of your ideal home. If an architect is needed to produce your custom plan, we maintain a strong relationship with a highly-experienced firm that will work alongside us to draw up the best plan for you, while you provide your comments and input every step of the way.
Estimating Cost
Once your plan and lot have been chosen, we will work up an estimate for the cost of the project. We have carefully chosen our subcontractors based on those who offer the best prices without sacrificing quality. Once their estimates are in, we compile them and give you a price. We do our best to ensure that our price fits well with your budget. If necessary, we can suggest plan modifications to keep the cost of your home affordable. Once we agree upon a price, a contract is created and signed. A full description of materials will be generated and become part of this contract. Any changes made during the construction process will be written down, signed, and tracked so that there is no confusion at the end of the project.
Scheduling Construction
Once the bid process is completed, you will be put on our schedule and given a realistic time frame of when your home will be completed. Most custom homes are completed within 6-9 months, depending on the complexity of the project. During the build process, we want you to feel like you can always contact us with any questions or concerns along the way. Your satisfaction is our primary goal.
